Rules for Richmond

Permits

We handle your Richmond roofing permit application and coordinate required City reviews and inspections. You won’t need to manage the permit application or City paperwork yourself. A September 2026 reroof permit invoice assessed $565.27; this is a historical assessment, not proof of payment or a current quote. ARS allows approximately one week for permitting; issuance is not guaranteed.

Solar removal and reinstallation

Solar removal and reinstallation requires a separate solar permit as well as the reroof permit. We coordinate with the appropriately qualified solar contractor: an unchanged system can use its original approved drawings, while a changed layout needs the appropriate updated plans.

Deck, installation and final

We coordinate the deck-nailing, in-progress and final checks assigned to the reroof. The deck check is not limited to jobs with new plywood; we confirm exposure requirements before covering.

From the Richmond building department and our own project records. Rules updated October 15, 2026; permit-fee references reviewed October 11, 2026; detailed inspection guidance checked October 10, 2026. Fees change, so we confirm yours when we pull the permit.

Inspections

Inspections and booking

  1. Deck and sheathing — We arrange Richmond’s 109 Roof Deck Nail inspection before concealing decking and fasteners. This reroof stage is not limited to new sheathing; we follow the inspection instructions on your permit.
  2. In-progress — We arrange 124 InProgress and confirm with Richmond how much roofing may be installed before that visit. We keep the required work visible until approved.
  3. Final closeout — Required reroof stage: 120 Building Final. We obtain any applicable outside-agency sign-offs on the permit card before scheduling.
  4. Scheduling — We use iMS, call 510-447-1156 or text 866-535-4016 with one day’s advance notice. Windows are 8 a.m.–noon or noon–4 p.m., without narrower slots. We confirm actual availability.
