Why is the permit not in the base bid?
Cities price permits differently and we do not guess. We pull it, schedule the inspection, and bill it at exactly the amount printed on the city’s receipt.
How is dry rot billed?
$75 per person per hour, with lumber at cost. We photograph what we find on the bare deck, replace only what is structurally required, and need your signature to go past $3,500.
What does a repair cost?
$1,500 per laborer per day, with no deposit on repairs.
Does color or Cool Roof cost extra?
Color never does. Once you pick a shingle tier, every color in that line is the same price. Cool Roof versions are available across every line for about $8 per square more.
Can I see the rates before I sign?
They are printed in your proposal, and they are the same rates on this page. If you want to hear how it went from someone who’s been through it, ask and we’ll connect you with a past homeowner.
What is included in a roof replacement?
Tear-off of every old layer down to the wood deck, new metal (drip edge, step flashing, pipe boots or vents), underlayment matched to your roof’s slope, California cut valleys, O’Hagin attic vents at about one per 300 square feet, new shingles and daily cleanup. We pull the permit and bill it at exactly what your city charges, outside the base bid. Solar removal and reinstall is its own line, and dry rot goes on a written work order.
What if I want to change something after I get the proposal?
Tell us. Switching colors within the same shingle line never changes the price. A different line, gutters or an added section changes it at the rates on our rate card. Ask, and we’ll send you a formal proposal.
How do the deposit and payments work?
$1,000 at signing, 50% of the original estimate when your materials are delivered, and the balance plus any signed work orders and the permit at final. Gutters and repairs take no deposit.
Is financing available?
Yes. Ask us about financing at the visit or when you get your proposal.

Why the financed amount can differ
Lenders charge fees on financed projects. We pass those through, so the amount you finance can be higher than the contract price. Homeowners paying cash don’t pay for financing they don’t use.
