Rules for Pinole

Permits

We handle your Pinole roofing permit application and coordinate required City reviews and inspections. You won’t need to manage the permit application or City paperwork yourself. A January 2023 contractor invoice listed a $509 permit charge, a historical budget reference rather than a City receipt or current quote. ARS allows approximately one week for permitting; issuance is not guaranteed.

Sewer-lateral documentation

Pinole holds permits until there is a valid sewer-lateral certificate or the existing lateral has been inspected. We check the documentation early and tell you if a separate sewer inspection or trade service is needed; the roofing permit process does not itself include sewer work.

Old Town material changes

A roof change in Old Town that is not like-for-like must meet the Old Town design guidelines; material samples may be requested. We check the proposed covering and coordinate the roof-material submittal before ordering.

Roof-only waste exemption

A roof-only permit is exempt from Pinole’s waste-management-plan requirement. We confirm the category against the complete scope and manage any applicable roofing waste paperwork.

From the Pinole building department and our own project records. Rules updated October 15, 2026; permit-fee references reviewed October 11, 2026; detailed inspection guidance checked October 10, 2026. Fees change, so we confirm yours when we pull the permit.

Inspections

Inspections and booking

  1. Deck and sheathing — We arrange the Roof Nail inspection after new sheathing is installed and fastened, before it is covered. For a retained deck, we confirm Pinole’s tear-off and repair checks on the issued permit.
  2. In-progress — Pinole’s roof inspection list includes 1212 Roof In Progress, at up to 50% installed. We confirm when that check applies to your permit and obtain approval before covering further.
  3. Final closeout — We coordinate the permit's final inspection and provide the property owner's smoke-detector/CO-alarm self-certification affidavit after obtaining the required owner signature. Results are available in eTRAKiT.
  4. Scheduling — We book/cancel/reschedule in eTRAKiT at least 24 hours ahead. Monday–Thursday: AM 8–12 or PM 1–3:30; no construction inspections Fridays. We cancel before 7 a.m. on inspection day. City says text scheduling/results ended July 1, 2026.
